Take Care of Your Rental

We know that general wear and tear happens, but if it’s found that maintenance is needed because of misuse or neglect, you could be responsible for the cost of the repairs.

Keeping Appointments

Scheduling a service call? Make sure to pick a time you’ll be available. Otherwise, you could be charged for missing your appointment, not providing access to your rental when requested, failing to unlock doors, or not following other instructions necessary for maintenance.

Don’t Be Alarmed

For properties equipped with alarm/security systems, make sure you provide the system’s access code when you’re scheduling maintenance or repairs.

Four-Legged Friends

If you have maintenance scheduled, make sure your beloved cats, dogs, or any other pets, don’t impede or interfere with the work. You’re also liable for what your pet does in the rental per your lease agreement.

 Frequently Asked Questions for Tenants

Is a security deposit required?

Yes, we require a security deposit equal to one month's rent as well as the first-month’s rent in order to move in.

What are your tenant requirements?

We generally require our tenants meet the following criteria, although we can make special exceptions in certain cases:

  • The tenant must earn 3 times as much income as the cost of the rent (must submit either bank statements, paychecks, or Section 8 voucher)
  • Minimum 500 credit score
  • Good Landlord references
  • No recent evictions/ foreclosures/ bankruptcies in the past 5 years.

Is there an application fee?

Yes, the application fee is $39.95 and is non-refundable.

  • Anyone who is 18-years-old or older must submit their own application.

Do you have a rent-to-own program?

We do not have a rent-to-own program at this time, but it is something we are considering for the future.

Do you accept Section 8 tenants?

Yes, we do.

Are pets allowed?

Yes, pets are allowed. There is a pet fee of $250 per pet. This fee is non-refundable. We allow a maximum of 2 pets as long as they are not on the dangerous animal list.

  • Breeds not allowed: Pitbull, Boxer, Chow, Husky, Rottweiler, German Shepard, Doberman Pinscher, or any type of venomous reptile (rattlesnakes, cobra, coral snakes, Gila monster, etc.)
