FAQs for Tenants

How can I pay my rent?

We make it as easy and convenient to pay your rent. We offer online payments through your tenant portal or you can mail a check to our PO Box. We DO NOT accept cash payments.

What is the address of your PO Box to send rent to?

If you are mailing your rent, you can mail it to PO Box 36160 Hoover AL 35244. Please note that we base our late fees off of the stamped date.

Is the deposit refundable?

Yes, the security deposit will be refunded after a resident moves out and the house is inspected for any resident-related damage. If there has been damage to the home that is not normal wear and tear, the repair amount will be deducted from the initial security deposit paid. We follow the Landlord-Tenant resident Law for each state in regards to the time it takes to refund any security deposit.

Can I pay out of pocket for a maintenance issue that is not being repaired?

You will not be reimbursed if you choose to pay out of pocket. We recommend you reach out to your Property Management Team for an update or ETA to your work order. Please know you may not withhold rent as per your lease agreements. We also use certified vendors to complete the repairs to guarantee the work. If they use their own vendor or pay out of pocket work is not guaranteed and any further repairs that may arise from it will be the resident's responsibility.

Will I get an eviction if I owe only the current month of rent?

The resident signed a lease agreement specifying rent is due on the first of each month and we allow a grace period before the late fees accrue. However, after the grace period and late fee accrues, we may post an eviction notice if you are unresponsive and have not communicated your payment plans. We will follow the state law for non-payment which might include a Notice to Pay post on the door. A posting at the property has an additional charge.

Is a security deposit required?

Yes, we require a security deposit equal to one month's rent as well as the first-month’s rent in order to move in.

What are your tenant requirements?

We generally require our tenants meet the following criteria, although we can make special exceptions in certain cases:

  • The tenant must earn 3 times as much income as the cost of the rent (must submit either bank statements, paychecks, or Section 8 voucher)
  • Minimum 550 credit score
  • Good Landlord references
  • No recent evictions/ foreclosures/ bankruptcies in the past 5 years.

Is there an application fee?

Yes, the application fee is $39.95 and is non-refundable.

  • Anyone who is 18-years-old or older must submit their own application.

Who is responsible for paying for repairs and maintenance requests?

Owners are responsible for all usual maintenance such as roof, plumbing, electrical, and any structural work that needs repair as long as it was not the result of resident misuse. Residents will be responsible for work that was caused by misuse, such as holes put in sheetrock, toilets clogged by toys, feminine products, etc.

Do you have a rent-to-own program?

We do not have a rent-to-own program at this time, but it is something we are considering for the future.

Do you accept Section 8 tenants?

Yes, we currently are accepting Section 8 applicants.

Are pets allowed?

Yes, pets are allowed. There is a pet fee of $250 per pet. This fee is non-refundable. We allow a maximum of 2 pets as long as they are not on the dangerous animal list.

  • Breeds not allowed: Pitbull, Boxer, Chow, Husky, Rottweiler, German Shepard, Doberman Pinscher, or any type of venomous reptile (rattlesnakes, cobra, coral snakes, Gila monster, etc.)

FAQs for Owners

When do owner draws occur?

  • We do our owner draws on the last day of the month.

When do the owner funds clear?

  • The funds will clear in 3-5 business days depending on your bank

Do you have a reserve per property? If so, how much?

  • We do not carry a reserve per unit. We utilize the rent of the current month to pay for any property expenses, if any come up.

How should I rent my home for?

  • Every property is different since there are a handful of variables. If you book a call here, we'll chat through the specifics of your property and provide you with a FREE rental analysis

What do you do for marketing?

We believe in acting urgently to increase profitability. A vacant unit does no one any good. Here is how we maximize our marketing to fill vacancies quickly:

Will I have one Point-of-Contact or do you have separate departments?

  • We structured the company with a Portfolio Organization, meaning your property will be managed by 1 Licensed Property Manager and 2 PM Assistants. That team of 3 will know everything regarding your property, from the specifics on the work orders to when it'll be rented. We have found this to be the best structure that allows for continuity and clear communication.

How much is your management fee structure?

  • We charge 8% of gross rent as the management fee

How can I best reach you?

  • We believe in top tier customer service so you can always reach us through calling our direct lines, texting us, or emailing us. We want to make it easy for you to reach us.

Do you have insurance?

  • Yes, we have both General Liability insurance as well as Errors and Omissions (E&O) insurance

Is the Property Manager a licensed real estate agent?

  • Yes, our property managers are all licensed within the state of Alabama.

How long have you been in the industry?

  • We have over 50 years of combined industry experience between the team. Your properties are in the hands of experienced property managers.

Do you sell real estate too?

  • Yes, we have an in house brokerage with agents that specialize in helping investors buy and sell real estate. We also offer a discount on our commission fees when you're a PM client!

Do we serve other markets?

  • We currently only manage in Birmingham, AL. We consider ourselves experts and specialists in this market!

How often do you inspect the properties?

  • 1 complimentary inspection per year
  • Optional additional inspections for $100 at owner’s request

How do I apply to rent a property?

Is there a security deposit required?

What are your requirements for renting?

There are four key things applicants need in order to rent one of our properties: 3x the monthly rent in income (must provide proof of income) A credit score of at least 550 Positive references from your previous landlords No history of evictions, foreclosures or bankruptcies in the past five years

Is there an application fee?

Yes. We have a non-refundable fee of $39.95.

Do you have a rent-to-own program?

No. Currently, all of our properties are only available for rent.

Do you accept Section 8?

Yes! We do require an upfront security deposit for approved applicants before filling out the paperwork for section 8.

Are pets allowed?

  • Yes, but there may be different restrictions depending on the property. We also require all of our residents to register on PetScreening.com.
  • Our properties also require a non-refundable pet fee of $250 with a maximum of two approved pets as long as they are not on the dangerous animal list.
  • The following breeds and animals are not allowed: Pitbull, Boxer, Chow, Husky, Rottweiler, German Shepherd, Doberman Pinscher, or any type of venomous reptile (rattlesnakes, cobra, coral snakes, Gila monster, etc.).
